Rehabilitation of fragile concretes of the facades, installation of a second roof to solve the problems of waterproofing ... Major works are underway on the K2 at the Base of the submarines, in Lorient. They will conclude with the construction of the future music room. And perhaps the installation of a solar farm.

It is a titanic construction site that opened a few months ago at the Base of the submarines (BSM) with the rehabilitation of the bunker K2, which gradually regains its original sandy gray color. The workers work on three of the four facades and on the roof of the bunker. Work carried out under the aegis of Lorient Agglomération, which provides funding. Scan in three dimensions, coring ... "A diagnosis was made in 2014-2015 on all concretes of K1, K2, K3 and K4," explains Philippe Loisy, director of engineering and technical management of Lorient Agglo. The objective was to analyze the disorders suffered by the buildings - water infiltration, pollution, wear and tear ... - and to draw up a plan of action.


The K2 in priority

"We had several objectives in the establishment of this action plan: the safety of users, the sustainability of 70-year-old structures, their waterproofing, maintenance facilitation, aesthetics and preservation of heritage, "Explains Philippe Loisy. The work on the various bunkers of the BSM is carried out within the framework of a multi-year plan. "They should last eight to ten years," says Norbert Métairie, president of Lorient Agglo. The K2 is the first to benefit from the activities it hosts: Plastimo, Flore submarine museum, the dry harbor and the future music hall (whose work could begin in June).

The rehabilitation project itself began last fall. Removal of protective nets, depollution, picketing of detached concretes, stripping, treatment of reinforcements, reconstitution of the siding ... It must last one year. At a cost of € 1.2 million. The two frescoes of Éric Tabarly and Franck Camas will be reinstalled at the end. It will then be the turn of the K1 then the K3 to benefit from this rehabilitation of concrete.

The other major construction site is on the roof of the K2, some 20 m from the ground. Objective: to solve the problems of water infiltration through the 3.80 m thick slab. Several hypotheses have been worked out to finally retain that of an overhead. "The others did not guarantee watertightness over time," explains Norbert Métairie.


A construction site worth € 2.4 million

For technical and aesthetic reasons, the shape of this overhead will recall the undulations of the City of Sailing. As for materials, it will also resonate with the hangars of the teams built on the BSM, notably through the use of Danpalon, a translucent coating. At the highest ridge ridge, this peak will peak 7 m above the current slab.

Work began in January and is scheduled for completion in October. Construction cost: € 2.4 million. Technically complicated, this work requires considerable resources. These are two hectares of surface that must be flushed and prepared to accommodate the attic. If only to partly demolish the blockhouse on the roof, it was necessary to hoist an enormous caterpillar at the top of the K2.


A planned solar farm

Gulls, a protected species that nests on the rooftops of BSM bunkers, also had to be concerned. "We worked with the associations and the Dreal (Regional Directorate for Environment, Planning and Housing)," says Philippe Loisy. "The gulls will be frightened at the time of the construction site so that they do not come to nest".

Eventually, this overhead could house a solar farm. The project is carried out by the mixed economy company XSea. It has just been deposited with the Commission for Energy Regulation. It is she who decides to retain it or not. The decision could be made in June. "With 10,000 solar panels on two hectares, it would be the largest solar farm of its kind," says Norbert Métairie.

This weekend I started to paint my apartment again. After 17 years living here it was high-time because it was starting to look shabby... A lot of work and not easy because I also need to live here, it's easier to do this stuff when the apartment is empty before you move in.


Trust is hard to gain but easy to lose.
